General Contracting, the most basic historical contracting method, is where we come from and is the basic element of what we do. This method of construction involves the General Contractor having bid or negotiated a project based upon construction documents provided from another source and performing the work according to those documents. All Seasons has the capability, expertise and experience to self-perform many portions of the project, depending upon the type and scope of the work, and subcontracts the remaining portions, such as Mechanical and Electrical.
The Construction Management method of contracting provides an opportunity to create a teamwork approach to a project, involving the Construction Manager, architect, and owner, through a negotiated arrangement. The construction team works closely together from the conceptual design stage through to completion and, in the process, creates a positive atmosphere conducive to the mutual respect and "give & take" among the participants that a project requires to be successful. The Construction Management process, in our experience, has always ensured a pleasant and productive project environment, while maintaining strict control of design, budget and schedule. At the same time, it allows for as much or as little owner involvement and input as the owner wishes, along with flexibility for dealing with the inevitable desired changes.
Design-Build
The Design-Build method of contracting employs the same basic process as that of the Construction Management method, with the addition of the responsibility for the design of the project being included under the same contract. Therefore, a single source of responsibility is created, so that we, as the Design-Builder, shoulder the responsibility for the entire project from the design phase through construction to completion. Depending upon the complexity and size of the project, we may choose to provide the design service in-house, or collaborate with a team of design professionals.
